3.1 Services provided

Expat House Hunters do not restrict the client to exclusivity rights. Clients are therefore able to procure a rental property themselves or through another company.

Expat House Hunters offers several service packages, including but not limited to:

  • Rental Properties:

    • Property & area identification

    • Providing links to housing possibilities

    • Arranging property viewings, video tours

    • Contact with real estate agents/landlords

    • Access to a network of agents and landlords

    • Pre-market properties access

    • Handling documentation, contracts, negotiations

  • Communication/Advice:

    • Area and market advice

    • Strategic advice on rental applications

    • Unlimited communication via WhatsApp/E-mail

    • Zoom meetings for discussion

    • 24/7 assistance via phone, text, email

    • Regularly updated search document

  • Additional Services:

    • Assistance with utilities, internet, and insurance

    • Temporary Wi-Fi solutions with discount

    • Available support after services have been finalized

3.2 Restrictions

We may not be able to attend all viewings on behalf of the client but will do our best to accommodate clients not in the country.

3.3 Guarantees

  • Expat House Hunters do not constitute any guarantees or warranties.

  • In the event that Expat House Hunters is unable to provide the client with suitable, market-related, and realistic rental options (e.g., not obtaining any viewings), the initial payment (starting fee) will be reimbursed to the client. However, if the client secures a rental property independently or decides to discontinue or no longer require Expat House Hunters’ services during the period that Expat House Hunters is providing services, the initial payment (starting fee) will be forfeited.

Users are responsible for providing accurate information and using the website in a lawful manner.


Users must not:

  • Copy or use our content for commercial purposes without permission

  • Engage in any activity that disrupts the website or services

5. Payments and refunds

5.1 Payment structure

  • Upfront starting fee to start the service. Starting fee is determined on a case-for-case basis and we reserve the right to amend this at any time prior to sending out the official service proposal.

  • The full fee is 1 month’s rent but will be determined on a case-for-case basis and we reserve the right to amend this at any time prior to sending out the official service proposal. Final fee amounts to one (1) month's rent (or agreed fee as per what is stated in the service proposal) minus the starting fee amount already paid. 

  • Remaining balance is due within 7 days of finalising a rental agreement. We reserve the right to amend the payment terms at any time after agreement with all parties involved.

  • All payments must be free of exchange rates or bank charges.

  • All mentioned fees are excluding VAT.

5.2 Penalties

  • A penalty of €500 (excl. VAT) applies if an offer is withdrawn after acceptance.

  • This penalty is not applicable if an offer is withdrawn before acceptance unless the client has signed any form of an “intent to rent” agreement with an owner, listing agent/agency or other representative organisation for a listed property.

Important Information:

In the Netherlands, according to Dutch law, a deal becomes legally binding once the main elements, such as price and terms, have been agreed upon by both parties (owner and tenant). Both verbal and written agreements are legally enforceable.

Please Note: Expat House Hunters will submit this offer on your behalf and will require your written approval before doing so. The rental agreement or offer is strictly between you and the owner/landlord. Expat House Hunters acts solely as an agent and is not a party to the agreement.

Please Note: After the other party accepts your offer, the deal is finalised, and no changes can be made to the agreed terms. Therefore, carefully review everything before submitting your approval.

Once an owner accepts your offer, the deal is binding. As a candidate, you can only submit one offer at a time. Submitting multiple offers to different owners could result in multiple acceptances, obligating you to all accepted offers, as each owner can enforce the agreed-upon deal. 

Please note: The process of contract drafting takes time and under no circumstances is there to be assumed that the agreement/offer has been suspended. In the unlikely event of the owner withdrawing their acceptance of the offer, written notice will be supplied.

Please Note: If a party, such as yourself (the tenant), withdraws from the finalised deal, you may be held accountable for this action and any resulting consequences. 


Potential Consequences May Include Costs Such As:

  • Lost income for the owner due to the property being taken off the market under the assumption of a finalised deal with you.

  • Fees incurred by the owner for relisting the property with their real estate agent.

  • Charges for a new Home Search facilitated by Expat House Hunters, upon your approval.

  • Strained relationships between Expat House Hunters and real estate agencies or owners.

If any of the above occurs and you wish to dispute it, you may need legal representation.

If you have any questions or need clarification, please contact Expat House Hunters. If no questions are raised, we will assume you understand and accept these terms.

5.3 Refund policy

  • Initial payment refunded if no suitable, market related and realistic rental options (i.e. not obtaining any viewings) are found.

  • No refund if the client finds their own rental or discontinues our services.

6. Privacy and data protection

We collect personal information for service provision, contact purposes. The types of information collected include:

  • Name, surname, email

  • Contact details, rental preferences, employment information

  • Documents for rental applications

We use this information to provide and improve our services, and it is stored securely by and Google. We do not sell or share your data with third parties except for analytical purposes (Google Analytics, Metricool). Consent for cookies and data usage is obtained through our website’s cookie banner.

Disputes will be handled through discussion via phone/video call or email. We aim to resolve any issues amicably, however, all unreconciled disputes that may arise from or as a result of this agreement will be decided by the competent court of Amsterdam.

Expat House Hunters reserves the right to terminate access to our services for any client who:

  • Violates the terms and conditions outlined in this document and/or in our official Service Proposal.

  • Remains unresponsive for a period of 21 consecutive days, after multiple attempts of communication from Expat House Hunters.

Additionally, Expat House Hunters’ services will be deemed concluded for clients who place Expat House Hunters’ services on hold for a period of up to 3 months unless otherwise agreed between the parties.

In all of the aforementioned cases, services will be terminated and the initial payment (starting fee) will be forfeited. Should a client, who has been subject to these terms, require Expat House Hunters’ services in the future, the initial payment (starting fee) will apply again, unless prior arrangements have been made in writing.

10.1 1K Discount Promotion

10.1.1 Eligibility

  • Open to all customers who visit the Expat House Hunters website and enter the valid discount code on our service proposal questionnaire.

10.1.2 Promotion period

  • The promotion starts on 01/06/2024, at 00:01 CET and ends on 14/06/2024, at 23:59 CET.

10.1.3 Discount details

  • Discount code: 1KDISCOUNT 

  • Discount Amount: 10% off the final invoice fee.

  • Only applicable to the first 20 clients to redeem the discount code within the promotional period (stipulated in 10.1.2).

  • Applicable only to clients who contacted us, accepted our services within the promotional period and paid the initial payment (starting fee) within seven (7) days after the invoice was issued. 

  • Service start dates are not restricted to the promotional period.

10.1.4 How to redeem

  • Enter the discount code on our service proposal form.

  • The discount code is valid for one-time use per customer.

10.1.5 Restrictions

  • Cannot be combined with other offers, promotions, or discounts.

  • Not redeemable for cash and non-transferable.

  • Only applicable to clients accepting our services within the promotional period; not applicable to existing services already in progress.

  • Initial payment (starting fee) must be paid within seven (7) days of receiving the initial invoice.

  • If a client discontinues Expat House Hunters' services after the initial payment, the starting fee will be forfeited. This promotional term overrides the general reimbursement policy.

The discount is only valid if a service proposal is sent to the potential client within the promotional period. The discount will not apply if:

  • The potential client contacts us within the promotional period but no service proposal is received by the potential client.

  • The service proposal is received after the promotional period has ended.

  • All available spots for the promotion have been filled.

  • Starting fee is not paid within the stipulated time frame after acceptance of our services and initial invoice sent. This duration is normally 7 days after receiving the starting invoice.

  • Please note that the discount is contingent upon the timely issuance of the service proposal within the specified promotional timeframe and/or the availability of limited spots and the starting fee being paid within the stipulated time frame.

10.1.6 Modifications and termination

Expat House Hunters reserves the right to modify or terminate this promotion at any time without prior notice. 

  • Services may be terminated if a client:

    • Violates the terms and conditions in this document and/or the official Service Proposal.

    • Remains unresponsive for 21 consecutive days despite multiple attempts at communication.

  • Services will be concluded for clients who place our services on hold for more than 3 months.

  • In all such cases, the initial payment (starting fee) will be forfeited. If services are needed again, the initial payment will apply unless prior arrangements have been made in writing.

  • By participating in this promotion, clients agree to abide by these terms and conditions and the general terms and conditions of Expat House Hunters.
